Emerald Green, the first sustainably designed project by developer Glenwood Management, combines the company’s trademark luxury with environmental responsibility in a new location: Midtown West.
“It has a lot of the same characteristics that Soho had years ago,” says Gary Jacob, executive vice president of Glenwood Management, of the neighborhood. “Young people are attracted to the area. It’s time for a new development to accommodate families as well.”
Located on 38 th Street between Eighth and Ninth Avenues, Emerald Green includes two 24-story towers with 568 studio, one-bedroom, and two-bedroom rental apartments. Its biggest draw for families may well be its green initiatives: the development features water-efficient plumbing with filtration, green roofs, green cleaning supplies, and electric car charging stations in the 400-car parking garage. Each apartment is designed with sustainable bamboo wood flooring, VOC-free interior finishes, and walls that minimize infiltration from adjacent apartments and corridors.
Close to Madison Square Garden, Broadway, and Bryant Park, the location is an incentive for families too—and the development of the West Side Railyards will continue to bring new venues to the neighborhood. But parents and kids will also find plenty to do right at home, as the building features a children’s playroom, screening room, library, lounge, landscaped terrace and garden, fitness center, pool, and whirlpool. The building is also zoned for the noteworthy P.S. 51.
Emerald Green proves that a building can be environmentally friendly without sparing luxury. The kitchens feature solid granite countertops, matching granite floors, and GE Cafe Professional Series Energy Star appliances including washers and dryers. Marble bathrooms, nine-foot-high ceilings, floor-to-ceiling windows, satin-nickel hardware, and thoughtfully designed floor plans create stylish and energy-efficient living spaces. Acclaimed designer John Saladino furnished and decorated the public spaces, with elegant north and south lobbies connected by a glass-enclosed corridor, overlooking an interior garden court with fountains and a reflecting pool.
Indoors and out, Emerald Green is an exciting place to be. “We have a history of being pioneers in emerging neighborhoods that turn out to be great neighborhoods,” concludes Jacob. “We see young couples move in with no kids, then a year later there are baby carriages everywhere.”
